Roof Maintenance in Kerrville, TX

Catch Roof Problems Before They Become Repairs
Total Foundation & Roofing provides scheduled roof maintenance for homes and businesses in Kerrville, Texas and across Kerr County — including Ingram, Center Point, Hunt, Mountain Home and Harper, and east along TX-27 into Comfort. We also cover Fredericksburg and Gillespie County.
Most roofs in the Hill Country do not fail suddenly. They fail because a pipe boot cracked two summers ago, or a valley packed with leaf litter and held water against the shingle, or a fastener backed out and nobody was on the roof to see it. By the time it shows up as a stain on a ceiling, the decking underneath has usually been wet for months.
Maintenance is the difference between a $400 roof repair and a roof replacement. It is the cheapest thing a property owner can do, and it is the thing almost nobody does until the second time they have paid for water damage.
We are a licensed roofing contractor based in Kerrville, at 317 Sidney Baker Street. Book a roof inspection or call (830) 792-4070.

Roofing Repair
Our Services
We take a customized approach to every property, beginning with a detailed inspection.

What a Roof Maintenance Visit Includes
Every visit covers the same checklist, and you get a written report with photographs afterwards.
- Flashing and penetrations. Chimneys, vents, pipe boots, skylights and wall transitions. This is where the majority of Hill Country leaks start, because sun degrades the sealant and the rubber boots long before the shingles wear out. Where something is already leaking we use roof leak detection to find the entry point.
- Valleys and roof planes. Clearing leaf litter and debris. Live oak and cypress canopy across the older parts of Kerrville drops a lot onto roofs, and packed valleys hold water against the shingle instead of shedding it.
- Gutters, downspouts and drainage. Blocked gutters back water up under the shingle edge and rot fascia. On commercial low-slope roofs, blocked drains mean standing water.
- Fasteners and seams. On metal roofs, exposed fasteners and their neoprene washers degrade under thermal cycling and need checking every 10 to 15 years.
- Shingle condition. Granule loss, lifting, creasing and cracking — the early signs that a roof is approaching the end rather than needing a patch.
- Attic and ventilation check. Where accessible. Poor ventilation cooks shingles from underneath and shortens roof life more than most owners realise.
- Storm damage assessment. After hail or high wind, documented with photographs in case you need to file a claim later. See storm damage repair.
- Minor repairs on the spot. Resealing a penetration or replacing a boot while we are up there, rather than scheduling a second visit.
If we find something beyond routine maintenance, you get a written scope and a price before anything else happens. We do not start work you have not agreed to.

Roof Maintenance Plans
A maintenance plan is a scheduled visit rather than a call when something has already gone wrong. For most Kerrville properties that means once a year; for older roofs, commercial low-slope roofs, or anything under heavy tree cover, twice.
Residential roof maintenance
Annual or twice-yearly inspection, the full checklist above, minor repairs included, and a written report with photographs. The report matters as much as the work — it gives you a documented roof history, which is what an insurer asks for after a hail claim and what a buyer’s inspector asks for at sale.
Commercial roof maintenance
Low-slope and flat roofs need more frequent attention than pitched residential roofs, and the cost of failure is higher — inventory, equipment, tenants and trading hours. Plans cover scheduled inspections, drain and scupper clearing, seam and penetration resealing, and priority response. See commercial roofing for the full picture.
What a plan is worth
A roof that gets looked at once a year tends to reach the end of its rated life. One that does not tends to fail somewhere in the middle, usually at a penetration, and usually after the water has already been in the structure for a while. Preventative maintenance is not an upsell — it is the difference between replacing a roof at twenty years and replacing it at twelve.
Ask us for a maintenance quote and we will build the interval around the building rather than sell you a package off a shelf.

What They’re Saying About Us
Why Kerrville Property Owners Use Us for Maintenance
- Eighteen years on Hill Country roofs. Owner Daniel Sowell has worked in this region since 2008, which matters more for maintenance than for any other service — knowing what fails here first is the whole job.
- Based in Kerrville. Our office is on Sidney Baker Street. A maintenance visit is a scheduled drive, not a dispatch from San Antonio, which is why we can do annual visits at a sensible price.
- Written reports with photographs. Every visit. You get a documented roof history rather than a verbal “it looks fine” — and that history is what supports an insurance claim or a sale.
- Minor repairs included. Resealing a penetration or replacing a pipe boot happens while we are on the roof, not as a separate call-out.
- We will tell you when it is not worth maintaining. A roof at the end of its life needs replacement, not another inspection, and we would rather say so than sell you three more visits.
- Roofing and foundation under one company. We also handle foundation repair, which is relevant here — a roof that drains badly puts water into the soil around the slab.
Where We Provide Roof Maintenance
We cover Kerrville and Kerr County — Ingram and Hunt west along TX-39, Mountain Home and Harper to the northwest, Center Point east on TX-27, Medina to the south — plus Comfort and Fredericksburg. Kerr County sits inside the county warning area of the National Weather Service Austin/San Antonio forecast office, and the pattern here is long UV exposure punctuated by occasional hail, which is exactly the combination annual maintenance is best at catching.
Frequently Asked Questions
How often should a roof be inspected?
Once a year for most Kerrville properties, and again after any significant hail or wind event. Twice a year is worth it on roofs over fifteen years old, on commercial low-slope roofs, and on anything under heavy tree cover — the older parts of Kerrville have a lot of live oak and cypress canopy, and packed valleys are one of the most common causes of leaks we are called out to fix.
How much does roof maintenance cost?
Far less than what it prevents. Pricing depends on roof size, pitch, access and how much is on the roof — a simple gable is a different visit from a cut-up roof with six penetrations and a chimney. What is consistent is the arithmetic: a maintenance visit costs a fraction of a single water-damage repair, and a small fraction of a replacement brought forward by five years. We quote after seeing the roof rather than over the phone.
What is preventative roof maintenance?
Scheduled work done before anything has failed, rather than a repair after it has. In practice that means clearing valleys and gutters, resealing penetrations and flashing before the sealant cracks, checking fasteners on metal roofs, and documenting the roof’s condition so changes are visible year to year. The point is that most roof failures are gradual and visible for months before they show up inside the house.
Does roof maintenance affect my warranty?
Often, yes — and in the direction people do not expect. Most manufacturer warranties require reasonable maintenance, and some are void if the roof has been neglected. A documented maintenance history with dated photographs is what demonstrates you met that requirement. It works the same way with insurance: an adjuster looking at a hail claim treats a maintained roof differently from one that has visibly not been touched in a decade.
Can I do roof maintenance myself?
Some of it, from the ground. You can clear gutters, look for lifted or missing shingles with binoculars, check the attic after heavy rain for damp or daylight, and keep tree limbs cut back from the roof plane. That covers a useful amount.
What you should not do is walk the roof. Falls are the most common serious injury in this trade, walking on a hot asphalt roof damages the shingles you are inspecting, and the things that actually matter — flashing detail, fastener condition, granule loss, decking soundness underfoot — are difficult to assess without knowing what you are looking at.
Is a maintenance plan worth it on a newer roof?
On a roof under five years old, an annual look is usually enough and there is little to fix. The value at that stage is the documentation rather than the work — you are building the history that protects your warranty claim later. From about year eight onward the balance shifts, because sealant, pipe boots and flashing start to go while the shingle field still looks fine from the ground. That gap is where maintenance earns its money.
