Free Roof Inspection in Kerrville, TX

Roof Inspections for Kerrville Homes and Businesses
Yes — Total Foundation & Roofing inspects residential and commercial roofs in Kerrville, Texas and across Kerr County, and each inspection ends with a written report and photographs of what we found. We cover Ingram, Center Point, Hunt, Mountain Home and Harper, east along TX-27 into Comfort, and north to Fredericksburg.
A roof inspection tells you what the roof needs now: nothing, a small roof repair, documentation for an insurance claim, or a plan for roof replacement. You get that answer before anyone quotes you for work.
We are a licensed roofing contractor based in Kerrville, at 317 Sidney Baker Street. Request a roof inspection or call (830) 792-4070.

Our Services
We take a customized approach to every property, beginning with a detailed inspection.

When to Book a Roof Inspection
Most Kerrville property owners call for an inspection at one of these moments:
- After hail or high wind. Bruised shingles, broken seals and bent flashing are rarely visible from the ground. A dated inspection report is also what you need if you decide to file a claim. See storm damage repair.
- Before you buy or sell a home. A general home inspection is not a roofing inspection. A roofer on the roof tells you what the roof needs and roughly how much life it has left before you close.
- A stain on the ceiling or a drip after rain. We inspect the roof and, where water is already getting in, use roof leak detection — thermal imaging and moisture mapping — to trace the entry point rather than guessing from the stain.
- The roof is around 20 years old. At that age the question is whether repairs still make sense or replacement is due.
- Before you commit to a replacement quote. If another contractor has told you the whole roof has to go, a second inspection gives you an independent answer.
- Commercial buildings. Before a lease, a purchase, or a budget cycle — and twice a year on low-slope roofs, ideally in spring and fall.
Looking for scheduled visits rather than a one-time assessment? That is roof maintenance — an annual or twice-yearly plan with minor repairs included.
What We Check During a Roof Inspection
- Roof covering. Granule loss, bruising, lifting, creasing and cracking on asphalt shingles; fasteners, neoprene washers, seams and panel edges on metal roofs; membrane condition and seams on low-slope commercial roofs.
- Flashing and penetrations. Chimneys, vents, pipe boots, skylights and wall transitions. This is where most Hill Country leaks start, because sun degrades sealant and rubber boots long before the shingles wear out.
- Valleys, gutters and drainage. Packed valleys, blocked gutters and downspouts, and on flat roofs, drains and scuppers that leave standing water.
- Decking. Soft spots underfoot that point to water damage under the covering.
- Attic and ventilation, where accessible. Daylight through the decking, damp insulation and poor airflow, which cooks shingles from underneath.
- Storm evidence. Hail strikes marked and photographed, dents on vents and gutters, and shingle seals checked by hand rather than by eye.
How Our Roof Inspection Works
- Book the visit. Call (830) 792-4070 or request an inspection online. Tell us the roof type, its age if you know it, and why you want it looked at — storm, sale, leak or age.
- Exterior walk-around. We check gutters, downspouts, vents and the ground below for granules and debris before anyone climbs.
- On the roof. Covering, flashing, penetrations, valleys and fasteners, with every problem photographed where we find it.
- Attic check, where accessible. The underside of the decking, ventilation and insulation.
- Written report with photographs. What we found, what it means, and what is urgent versus what can wait.
- Your options. Nothing, a repair, a maintenance plan, claim documentation or replacement. If work is needed you get a written scope and price first. We do not start work you have not agreed to.
Residential and Commercial Roof Inspections
Homes
We inspect asphalt shingle roofs, standing seam and exposed-fastener metal roofs, and tile. For homeowners, the report is also a dated record of the roof’s condition — useful for a warranty question, an insurance claim or a sale. More on our residential roofing work.
Commercial buildings
On TPO, modified bitumen, built-up and standing seam metal roofs we evaluate the membrane, seams, flashing, penetrations and drainage, and give you a written report with photographs. We schedule around your operating hours. See commercial roofing for repair, replacement and maintenance plans.
What Hill Country Weather Does to Kerrville Roofs
Kerrville is the county seat of Kerr County, set along the Guadalupe River in the Texas Hill Country. Its humid subtropical climate means long, hot summers, and that sun is what ages roofs here first: sealant, pipe boots and flashing turn brittle years before the shingle field wears out.
Kerr County sits inside the county warning area of the National Weather Service Austin/San Antonio forecast office. Hail reaches this part of the Hill Country less often than the I-35 corridor, but a single storm can take most of the remaining life out of a roof in an afternoon. If a severe thunderstorm warning with hail has covered your part of the county, book an inspection even when the roof looks fine from the yard.
Two local conditions add to the wear. Mature live oak and cypress canopy in the older parts of town packs valleys with leaf litter that holds water against the shingle. And homes on exposed ridgelines and hilltop lots take more wind than the valley floor, lifting and creasing shingles along ridges and eaves.
If an inspection leads to a replacement inside Kerrville city limits, the work needs a permit and we pull it. Requirements are published on the City of Kerrville building permit page.
What Affects the Scope of a Roof Inspection
Roof inspections and estimates are free, storm damage inspections included, and there is no obligation to hire us. The factors that change the scope are:
- Roof size and pitch, and how safely it can be accessed
- Roof system — a pitched shingle roof is a different visit from a low-slope commercial membrane
- Number of penetrations, chimneys, skylights and valleys
- Purpose — storm documentation for a claim and a pre-purchase report need more photographs and detail than a quick condition check
- Whether an active leak needs tracing with leak detection

What They’re Saying About Us
Why Kerrville Property Owners Call Us for Inspections
- Based in Kerrville. Our office is on Sidney Baker Street, so an inspection is a short drive, not a dispatch from San Antonio.
- Experience in this region. Owner Daniel Sowell has worked on Hill Country roofs since 2008.
- Photographs. Problems are photographed on the roof where we find them.
- We tell you what we found. If the roof needs nothing, we say so.
- Help with the adjuster. We document storm damage and can be on site during the adjuster’s inspection. The claim itself stays between you and your insurer.
- Licensed, insured, in-house crews installing GAF, Owens Corning and CertainTeed materials when work is needed.
- Roofing and foundation under one company. When a roofline sags, we can tell whether it is the framing or foundation movement underneath.
Frequently Asked Questions
Do you do roof inspections in Kerrville, TX?
Yes. Total Foundation & Roofing inspects residential and commercial roofs in Kerrville and across Kerr County, including Ingram, Center Point, Hunt, Mountain Home and Harper, plus Comfort and Fredericksburg. Our office is at 317 Sidney Baker Street in Kerrville. Call (830) 792-4070 to book.
Is a roof inspection free?
Yes. Roof inspections are free for homes and businesses in Kerrville and across Kerr County, and so are our estimates. There is no obligation to hire us.
What do I get after a roof inspection?
A written report with photographs showing what we found, what it means, and what is urgent versus what can wait. If work is needed, you get a written scope and price before anything starts, and we do not begin work you have not agreed to.
Can you inspect my roof after a hailstorm?
Yes. Hail damage is often invisible from the ground, so book an inspection after any significant hail or wind event. We photograph and document every strike, which is what you need if you file a claim. Many insurance policies set a time limit on storm claims, so it is worth inspecting soon after the storm. If water is coming in, tell us when you call and we prioritize active leaks.
Should I get a roof inspection before buying a house in Kerrville?
Yes. A general home inspection is not a roofing inspection. Having a roofer on the roof before you close tells you what it needs now and roughly how much life it has left, so you can negotiate or plan for it.
Will you meet with my insurance adjuster?
Yes. We document storm damage with photographs and a written scope, and we can be on site during the adjuster’s inspection so nothing is missed. The claim itself is between you and your insurer — we do not negotiate on your behalf.
Do you inspect metal roofs?
Yes. On metal roofs we check exposed fasteners and their neoprene washers, which degrade in sun and heat long before the panels do, along with seams, panel edges and flashing at chimneys and wall transitions.
Do you inspect commercial flat roofs?
Yes. We inspect TPO, modified bitumen, built-up and standing seam metal roofs on retail, office, warehouse and multi-family buildings, checking the membrane, seams, penetrations and drainage. For businesses in the Hill Country we recommend inspections twice a year, ideally in spring and fall.
My roof is 20 years old. Do I need an inspection?
Yes. Around 20 years is when the question becomes whether repairs still make sense or replacement is due. An inspection answers that before you spend money on either.
Do I have to hire you for repairs after the inspection?
No. You get the report and photographs either way. If we find nothing that needs doing, we say so. If work is needed, you get a written scope and price and decide from there.
