Metal Roofing in Kerrville, TX

Metal Roofing

Total Foundation & Roofing installs, replaces and repairs metal roofs in Kerrville, Texas and across Kerr County — including Ingram, Center Point, Hunt and Harper, and east along TX-27 into Comfort. We work in both standing seam and exposed fastener systems on residential and commercial buildings, from our office at 317 Sidney Baker Street in Kerrville.

Metal is the system we recommend most often here, and the reason is specific to this climate rather than general. Long Hill Country summers of direct sun degrade asphalt shingle sealant and granules faster than most homeowners expect. Kerr County sits inside the county warning area of the National Weather Service Austin/San Antonio forecast office, and hail reaches this part of the Hill Country less often than it does the I-35 corridor — but a single event can end an asphalt roof’s service life in an afternoon, and a properly installed metal roof will usually survive what ends a shingle roof. On a house you plan to keep, that changes the arithmetic.

We are a licensed and insured roofing contractor based in Kerrville, not a crew dispatched from San Antonio.

Our Metal Roofing Services

  • Standing seam metal roofing. Concealed fasteners, so there are no exposed screws or neoprene washers to degrade in the sun. This is the system we recommend for Kerrville homes you intend to keep, and it is the one that holds up longest here.
  • Exposed fastener metal roofing. Lower up-front cost, well suited to barns, workshops, agricultural buildings and metal buildings across Kerr County. Fasteners need periodic attention, which we cover in maintenance.
  • Metal roof replacement. Full tear-off from asphalt shingle to metal, including decking repair, underlayment and ventilation. See roof replacement for other materials.
  • Metal roof repair. Resealing panel seams and fasteners, replacing failed sealant at penetrations, reworking flashing at chimneys and wall transitions, and correcting rust or wind-lifted panels. Related: roof repair and roof leak detection.
  • Storm damage repair. Hail bruising and wind-lifted panels documented and photographed for your insurance file. Our storm damage repair team provides a written scope you can submit with a claim.
  • Emergency metal roof repair. Active leaks dry-sealed the same visit, then repaired permanently. See emergency roof repair.
  • Commercial metal roofing. Standing seam and metal building systems for Kerr County businesses, plus commercial roofing in TPO and modified bitumen.

Standing Seam or Exposed Fastener: Which Metal Roof Do You Need?

Almost every metal roofing decision comes down to one choice, and it is not the color. Standing seam hides its fasteners under the seam; exposed fastener systems screw through the face of the panel. That single difference drives cost, lifespan, maintenance and how the roof handles a complicated roofline.

There is no universally better answer — a workshop and a family home genuinely want different systems. Answer five questions and we will tell you which one fits your building, and why.

A tool can narrow the choice, but it cannot see your roof. Decking condition, existing layers, ventilation and the state of the flashing all change the recommendation, and none of them are visible from the ground.

We inspect the roof, tell you which system we would fit and why, and put both options in writing so you can compare them properly. There is no charge for that and no obligation afterwards. Call (830) 792-4070 or request a free estimate.

What a Metal Roof Costs in Kerrville

What Does a Metal Roof Cost in Kerrville?

Metal roofing costs more up front than asphalt shingle and less over the life of the roof. The spread depends on three things: the system, the material, and the complexity of the roof itself.

  • System. Exposed fastener is the lower-cost option. Standing seam costs more because the panels are formed and the fasteners are concealed, which is also why it lasts longer.
  • Material. Galvalume and steel sit at the accessible end; aluminum and copper cost considerably more.
  • Roof complexity. Valleys, dormers, skylights, chimneys and steep pitches all add labor, because every penetration needs flashing detail that a simple gable roof does not.

We do not quote metal roofing over the phone. Estimates are free, in writing, and based on an on-site measurement — the difference between a straightforward gable and a cut-up roof with six penetrations is not something anyone can judge from a photograph. Request a free estimate.

Why Choose Total Foundation & Roofing

  • Based in Kerrville. Our office is on Sidney Baker Street. Metal roofing is unforgiving of poor flashing detail, and callbacks matter — we are still here in a year.
  • Both systems, honestly recommended. We install standing seam and exposed fastener, and will tell you which suits your building and budget rather than selling one by default.
  • Manufacturer-warranted materials. Panels from suppliers offering finish and colour-retention warranties, installed to specification so the warranty stands.
  • Roofing and foundation under one roof. Need foundation repair or concrete work? One company, one schedule, no coordinating two contractors.
  • Permits handled. Roofing inside Kerrville city limits requires a permit and the contractor pulls it. We do — see the City of Kerrville permit requirements.
  • We work across Kerr County. Metal roofs on homes in Comanche Trace, Riverhill and Tierra Linda Ranch, and on barns, workshops and metal buildings out toward Ingram, Center Point and Harper.
  • Free written estimates. Photographs of what we found and a written scope before any work starts.

Roofing customers across Google, Yelp and BBB most often say Total Foundation & Roofing returns calls and shows up when promised, sometimes after other roofers never called back. Reviewers describe honest roof inspections, including advice to repair a roof instead of replacing it when that costs less, and hail and wind replacements finished in a day or two with careful cleanup. Daniel, Tyler and the crews are praised for professional work on shingle, metal and standing seam roofs, and several homeowners mention help with insurance claims and hiring the company again for later roofs.

Very responsive to leaking roof when others would not even return a phone call. Replaced entire roof previously installed by inferior contractor. Work crew was professional, timely, responsive to requests and maintained a clean job site. Would definitely hire again.

What a breath of fresh air it is to have somebody return a call and set up an appointment and then to have them show! It was a pleasure doing business with Dan and Total F & R. He came, he gave full explanations, did the work, and was very nice to deal with. And promptly, may I add. We will use him for any future roofing needs we have and will pass his name on to others. Thank you Dan!

The incredible downpours experienced in Kerrville last week were the source of a very peculiar leak that developed in our roof. Over three days of nearly continuous rain that saw well over a foot accumulate in our rain gauge, this leak was active for less…

…than 10 minutes and delivered much less than a cup of water. In response to our call, Tyler performed a thorough inspection of the relevant portion of the roof, quickly eliminating possibilities such as missing or loose shingles and damaged vents. It was the short duration of the leak that led him to the problem: a seal that was more than good enough most of the time, but that was overwhelmed by the sheer volume of water involved. A complex joint had been sealed with grout when the roof was installed, but no special care had been taken to make sure the grout was well spread out over the surfaces on either side of the joint. Although years of exposure to the Hill Country climate had degraded the seal somewhat, it was still good enough to handle normal rainfalls, but this storm was far from normal. Tyler quickly applied new grout and made sure it was well engaged with the surfaces next to the joint. This is typical of our experiences with Tyler and Total Foundation and Roofing. If your roof needs to be replaced, he will do it, efficiently and economically. But if he can repair your roof more economically he will do that rather than replace it. He did that for us on a previous home. After a hail event we asked three roofers to view the damage and recommend a course of action. The other two said "replace the roof". Tyler told us there were a dozen or so discrete spots that need repairs, but that could be done for much less than the cost of replacement. He got the job. You can rely on Tyler to provide the best, most economical solution for you.

Frequently Asked Questions

What is the biggest problem with metal roofs?

Fasteners and sealant, not the panels. On exposed fastener systems the screws and their neoprene washers degrade under sun and thermal cycling long before the metal does, and that is where leaks start. Panel seams and flashing at chimneys and wall transitions are the other common failure point. Standing seam avoids most of this by concealing the fasteners, which is why we generally recommend it in the Hill Country despite the higher up-front cost.

A properly installed standing seam metal roof will typically last 40 to 70 years, against roughly 15 to 25 for asphalt shingle in this climate. Exposed fastener systems sit between the two — the panels last decades, but the fasteners and washers need attention every 10 to 15 years. In Kerrville the limiting factor is usually UV and thermal cycling rather than storm damage, which is where metal has its biggest advantage over shingle.

Most metal roofing carries a Class 4 impact rating, the highest available, and many Texas insurers offer a premium discount for Class 4 materials. Metal can dent in a severe hail event, but denting is cosmetic where shingle damage is structural — bruised shingles lose granules and begin failing, while a dented panel keeps shedding water. That distinction is the practical case for metal in a hail market.

No, not on a house. The noise people associate with metal roofing comes from panels fixed directly over open framing, as on a barn or carport. On a residential roof the panels sit over solid decking, underlayment and attic insulation, and most homeowners report no meaningful difference from a shingle roof in rain.

Yes, and it matters more here than in most climates. Metal reflects solar radiation rather than absorbing it the way asphalt does, and reflective or cool-rated finishes reduce attic heat gain through a Hill Country summer. The saving is real but varies with attic ventilation, insulation and roof color, so treat it as a genuine benefit rather than the main reason to choose metal.

Sometimes, but we usually recommend against it. A metal-over-shingle installation is faster and cheaper because it skips the tear-off, and it can be done where the existing roof is flat, sound and within local code limits on roofing layers. What it hides is the condition of the decking underneath — and on a Kerrville roof that has been through a few hail seasons, decking damage is exactly what you want to find before you spend money on a fifty-year roof. We inspect first and tell you which applies.

It helps in two ways. The roof becomes a non-issue for a buyer, since a metal roof with decades of life left removes the “when does this need replacing” question that shortens negotiations on an ageing shingle roof. And impact-resistant roofing can reduce insurance premiums, which a buyer factors into carrying cost. We would not sell metal purely as a resale play, but on a house you intend to keep for a decade or more it is a straightforward decision.

Cost depends on the system (standing seam or exposed fastener), the material, and how complex the roof is — valleys, dormers, skylights and chimneys all add flashing work. Metal costs more than asphalt shingle up front and less across the life of the roof. We provide free written estimates after an on-site measurement rather than quoting over the phone. Inside Kerrville city limits, yes, and the contractor is responsible for pulling it. The City of Kerrville Building Inspection Division requires permits for most projects unless they are very minimal in nature, and responsibility for meeting city codes falls on both the contractor and the property owner. Requirements are published on the City of Kerrville building permit page. Outside city limits in unincorporated Kerr County the requirements differ, and we confirm which applies to your address before work begins.
